These sites are intended to be advertising destinations for real estate properties and businesses. LRA intends to attract visitors to this site for the intent of viewing Properties For Sale or For Lease. LRA also provides Business Advertising through business directories and/or video products and services.
Terms and Conditions Updates
We may update the Terms and Conditions at any time and for any reason. LRA requests you check back often to review our policies. We reserve the right to make changes at our sole discretion.
General Provisions
If you submit information to or use the services of this website or related real estate websites, you agree to the Terms and Condition contained in this agreement. This becomes a legal agreement between LRA and the "User". A member is defined as a User who has registered on the website. Member and User may be used interchangeably.
THIS AGREEMENT IS NOT A REAL ESTATE LISTING CONTRACT AND IS NOT INTENDED TO BE CONSTRUED AS A LISTING SERVICE. THESE WEBSITES ARE INTENDED FOR ADVERTISING PURPOSES ONLY. LICENSED REAL ESTATE AGENTS AND BROKERS MAY BECOME USERS OF THIS SITE. IN ADDITION, PRINCIPALS AND BUSINESS OWNERS MAY BECOME USERS OF THIS SITE.
ANY CONTRACTUAL LISTING AGREEMENT FOR COMPENSATION IS STRICTLY OUTSITE THE INTENT, SCOPE AND BOUNDRY OF THIS SITE.
LRA OWNERS HAVE A CONTRACTUAL AGREEMENT FOR COMPENSATION WITH 1ST USA COMMERCIAL PROPERTIES, LLC. LRA OWNERS ARE LICENSED REAL ESTATE AGENTS IN THE STATE OF ARIZONA. NO LIABILITY OF ANY KIND IS TO BE IMPOSED ON THE 1ST USA COMMERCIAL PROPERTIES, LLC BROKER HEREIN. ALL INFORMATION REGARDING PROPERTY FOR SALE, RENTAL OR FINANCING IS FROM SOURCES DEEMED RELIABLE, BUT NO WARRANTY OR REPRESENTATION IS MADE TO THE ACCURACY THEREOF AND SAME IS SUBMITTED SUBJECT TO ERRORS, OMISSIONS, CHANGE OF PRICE, RENTAL OR OTHER CONDITIONS PRIOR TO SALE, LEASE OR FINANCING OR WITHDRAWAL WITHOUT NOTICE.
If for any reason you do not choose to be bound by this agreement, do not submit any information to this site. Your submittal of information constitutes agreement to be bound by the General Provisions of this agreement.
If you Submit Property or Business Information
When a user submits any property or business information to this site, it may be in the form of data, video, digital pictures, contact information, personal contact information, or any other related form. Do not submit any form of information that you have not obtained lawfully or through legal means. LRA may, at its sole discretion, remove any and all information you have submitted that it believes violates any law. LRA may also terminate the membership of any User who continually violates the terms and conditions and intent of this website service at its sole discretion. We reserve the right to have the property and business information displayed in any form we choose to present the data contained in our database. User agrees to allow any and all information that was previously uploaded to this website to be viewed, downloaded or emailed as necessary to promote the advertising of properties and businesses. The user who uploads the property information is fully responsible for the accuracy of the information as well as the current status of the property or business. If any material information of a property changes, it is the responsibility of the User who uploaded the property or business information to update our database as necessary and appropriate. Further, the User is fully responsible to maintain a backup of all information. LRA intends to set up and maintain back up files, but cannot guarantee this will be ultimately accomplished.
What is a Member
LRA may grant a membership to individuals under the terms and conditions of this site. We may refer to Users as members. All members agree through registration to set up and maintain a valid email id for login and communication purposes. You may not share your account with any other person. Each account is an individual account and can only be used as such. This membership can be in a form that is free or is a paid membership.
Further, LRA has developed two types of advertising, Property and Business. Property Advertising is intended to promote individual property that is For Sale or For Lease. Business Advertising is intended to promote any business through video, digital picture, or on a directory, or any combination of these.
Property Advertising
LRA offers three levels of memberships. A Free Membership has limited access and use. This level allows a user to advertise unlimited properties and view all properties. Silver Membership allows the same privileges as the Free Membership, but with enhanced features, video upload, contact information displayed prominently. Gold Membership allows all features of the Silver Membership, but additionally allows more enhanced property display features and placement. Membership dues are paid monthly, and a member may at any time cancel or move from one level of membership to another level. There will be no refunds of any amount for services paid for and used. Membership prices are nominal in amount.
Business Advertising
LRA offers Business Advertising through a Agreement with MYCVO.com. The advertising through this service is in the form of video and other directory products or placements. MYCVO offers products and services that may change from time to time at its sole discretion. LRA assumes no liability for the operations, business, accuracy or completeness of products offered by MYCVO.com and displayed as hyperlinks on this site. Users should understand the pricing, products, offerings, and the Terms and Conditions of MYCVO.com.
How Information is Used
The information in these services is for advertising purposes only, and not intended in any way to be a legal listing or contract in any real estate or business definition. User understands and agrees that the information obtained from this site may not be accurate and should therefore confirm all material facts and figures during the due diligence period. User further agrees not to take the information from this site and service to compete against LRA.
How you Pay for this Service
Users agree to pay LRA for membership and services according to these terms of payment. Payment is processed monthly through credit card processing. Such payments are non-refundable. Users agree to maintain current credit card authorization and expiration dates on file at LRA. If a monthly credit card payment is not able to be processed due to the User credit card not working properly, LRA will notify the User immediately through email. If the User does not correct and update the required credit card processing information within 10 days of notification, LRA may, at its sole discretion suspend or terminate the User membership or service.
LRA strives to be accurate with all billing processes. If a User discovers any billing discrepancies, it is the responsibility of the User to notify Customer Service immediately through the Contact Us page with detailed information. Any notification for billing errors must be received with 91 days of the time charges first appear on a credit card statement. User agrees that any discrepancy discovered and reported after 91 days is not the responsibility of LRA.
Intellectual Property
These websites and content of the sites are considered the intellectual property of LRA. We reserve and retain all rights allowed under law for these sites. All the copyrights, patents, trademarks, service marks, logos and such other related forms of intellectual property are retained as intellectual property of LRA. The website design, layout, operations and functionality, look and feel, content, and any and all attachments are considered the property of LRA. Do no copy LRA intellectual property. We will vigorously protect and defend our property rights.
Limitation of Liability and Indemnification
LRA SHALL IN NO EVENT BE LIABLE FOR ANY SPECIAL, INCIDENTAL INDIRECT OR CONEQUENTIAL DAMAGES (INCLUDING, WITHOUT ANY LIMITATION DAMAGES FOR LOSS OF BUSINESS PROFITS, LOSS OF ANY USE OF DATA, LOSS OF BUSINESS OF ANY KIND, OR INTERRUPTION OF BUSINESS OF ANY KIND OR FOR ANY REASON) ARISING OUT OF THIS AGREEMENT. The exclusive remedy a User can claim is a refund of paid fees, and LRA accepts no liability or claim of liability. LRA employees, officers, owners and agents will not be liable for any reason or in any manner for the Users use of information on this or any other related website. Each member will indemnify LRA (including all employees, offices and owners and agents) harmless from and against any and all costs, expenses, losses and damages from anyone other than a member (including, without limitation, reasonable attorney's fees) arising from use of this site in any way or for any reason.
Hyperlinks to Third Party Sites
LRA has programmed hyperlinks to third party sites. Some of these sites are affiliated with LRA, some are owned by LRA. When a member chooses to link to a third party site, LRA assumes no responsibility or liability for the information or accuracy of products or information on those sites. Each separate third party website is solely responsible for its own operations and stands on its own. When you land on another website you assume all responsibility for any virus, Trojan horse, worms that may arise from that third party site or any link associated with that site.
LRA has other Rights
Member agrees that LRA retains all rights to the property and business information on this site and how it is displayed or formatted. LRA can publish and present at its sole discretion any and all information on or in reports, newsletters, emails, informational and news publication articles.
Governing Law is State of Arizona
This Agreement shall be governed by the laws of the State of Arizona. All parties agree to the exclusive jurisdiction and venue of Maricopa County, Arizona for the adjudication of any disputes or claims arising out of or related to this Agreement. If any provision of this Agreement shall be found to be invalid or unenforceable by a court of competent jurisdiction, such provision shall be severed from the remainder of this Agreement, and the remainder will be considered in full force and effect.

This is the Entire Agreement
The terms and conditions of this Agreement shall constitute the entire agreement between the parties and shall supersede all other prior agreements and any other understanding, whether it was or is in writing or orally made, with respect to the parties hereto and with respect to the subject matter of this Agreement.
